What We Check During Routine Maintenance

  • Thermostat operation and system controls
  • Electrical components, connections and operating condition
  • Indoor and outdoor coil condition
  • Blower operation and visible airflow concerns
  • Condensate drainage and pump operation where applicable
  • Refrigerant-system performance indicators
  • Heat-pump heating, cooling and defrost operation
  • Auxiliary or electric heat operation where applicable
  • Filter condition and obvious maintenance needs

Routine maintenance is an inspection and tune-up service. Deep cleaning, corrective repairs, refrigerant, parts and specialty filters are separate when needed.

Why Seasonal Maintenance Matters

Maintenance cannot prevent every breakdown, but it can uncover conditions such as weak electrical components, dirty coils, drainage issues, airflow problems and abnormal system operation before they become larger failures. It also gives you a better picture of the equipment’s condition before the hottest or coldest part of the season.

Priority Care Membership Options

Customers who want scheduled ongoing care can choose from our maintenance and filter-service membership options. Plans are designed to make routine service easier to stay on top of while providing member benefits such as priority scheduling and reduced diagnostic pricing on qualifying plans.

Current plan details and enrollment options are listed on our Services page.

Maintenance for Heat Pumps and Ductless Systems

Heat pumps operate for both heating and cooling, so regular inspection is especially useful before major seasonal load changes. For more information on heat-pump service, visit our heat pump page.

Ductless systems also need attention to filters, coils, blower condition, drainage and outdoor-unit cleanliness. Deep blower-wheel or coil cleaning is separate when disassembly is required. See our ductless mini-split page.

HVAC Maintenance FAQ

Does routine maintenance include deep cleaning?

Are filters included?

Filter replacement depends on the service or membership selected. Our dedicated filter plan includes standard 1-inch filter replacement visits.

Do you maintain heat pumps?

Yes. We inspect and service heat pumps, air handlers, conventional heating and cooling equipment, and many ductless systems.
